By no means am I an 'experienced' PHP developer, but I've been looking into a number of popular templating engines -- PHPLib, FastTemplate, and patTemplate, especially. From what I've seen I prefer PHPLib.

To answer your question about having unique areas, you should be aware that each of these template libraries offer to varying degrees the capability to "nest" templates. In other words, you might have a "master" template as you described, inside of which you have several nested sub-templates which can be populated individually.

It seems that, with some experimentation, this might solve your problem.
